I'd recommend that you join your local REIA, partner up with an experienced wholesaler and absorb as much as you can from him. Keep reading and listening to podcast. However, with the experienced wholesaler you'll get to take action.

Is there enough equity in the property to pay off the lien at closing?

If neither of those turn into a deal.  Keep at it.  It can take a while to get your first deal.  However, the experience is valuable.

That decision is yours and you'll be the one that'll live with it, right or wrong.  Don't expect a counselor to be familiar with wholesaling.  I'd guess that there are many, many areas that they are not familiar with.  It doesn't discount their knowledge and expertise.  You'd be hard pressed to find anyone that will tell you that having an education is a waste of time.  By the way, that's probably what you're doing here.  Looking for some part of education.  Is going to college the best for you?!  I don't know.  More than likely, you don't know either.  Absorb the feedback, evaluate everything and make a decision.  Live with your decision.  If it ends up being the right one, take the credit.  It it ends up being a mistake, take the responsibility.  It's your life......................Good luck!

You'll hear some say that it helps. Others will say that it doesn't. That's up to you. My thoughts are that at some point you may have a target on your back. Some states view wholesaling as brokering without a license. There are differing opinions on that also. Yes, you will have access to the MLS. Also, you'll have the opportunity to get a listing when a wholesale deal may not work.

@Eldrick S. It's very, very surprising that he hasn't contacted you.  Naturally, it's your call.  However, you can have someone other than the listing agent submit an offer for you.  It may not be what you're looking for.  But at least you can get an offer in.  Other than that, I'm wondering if the property is already under contract..................Good luck!

It isn't so much how young you look.  It's how you come across.  If an owner gets the impression that you are inexperienced and don't know what you're doing.  They probably will run and hide from you.  However, if you come across as confident.  That's a different story.  I understand that it can be a challenge to appear confident when you're not.  Just do the best you can.  If this deal doesn't happen.  The experience that you gain from it will help you on the next deal.  

Another route to take is to partner up with an experienced investor.

Since it is listed on the MLS you should go through the agent. It's surprising that he hasn't responded to you. I'm curious; are you leaving a generic message? Or are you giving a lot of details on your plans to wholesale this property? If you leave details. That's probably the reason you haven't heard anything. Contacting Pennymac will more than likely be less fruitful. They will say to contact the agent. And around and around we go. If the listing agent still doesn't reply. Get a different agent and let them know that you'd like to put in an offer on that house. Although, if your plan is to wholesale it. You might be spinning your wheels.
