Talk to current landlords at your local REIA.

Maybe reach out to investors/wholesalers at your local REIA.

If the property is listed on the MLS. The odds are that it cannot be assigned. Agents use forms that usually state that. If it doesn't state that. A lot of agents are not familiar with wholesaling and will tell their client to pass.

Start at the beginning.  You want to learn everything about every aspect of real estate.  However, at this point.  You need to focus.  Evaluate your needs, wants, strengths and weaknesses.  When you decide on your strategy tune out everything else.  There will be many bright shiny objects.  Stay the course, make some money and then evaluate your situation again in 1 year.

To answer your question more directly. I'd recommend going to your local REIA. The wholesalers there will know.

I don't know if they are legal in your area.  However, a lot of wholesalers put them up regardless.  If they get fined it's a cost of doing business.

I'm not an agent in NY. However, I'm an agent in N.C. My opinion is that there are pros and cons to each. A license doesn't guarantee you success. However, it gives you credibility with the seller. Also, you'll have access to a ton of info via the MLS.

Being an agent you will be held to a higher standard and may have an additional amount of paperwork to.  It's up to you which way to go.

In the state of North Carolina, if it is a married couple.  Both must sign.  It doesn't matter if the husband is on the deed or not.  Both must sign.

Don't be desperate.  You'll start making mistakes, saying things that you don't mean and the seller will sense your desperation.  That'll kill the deal.  

Even if you truly are desperate, don't show it, don't feel it and don't believe it.  There are tons of deals out there.
