Sometimes it's determined by local customs.  Check with local wholesalers/investors.

You should be able to get a recommendation from someone at your local REIA.

If you are wholesaling the property, you provide the paperwork.  You usually meet with a seller and have them sign it.

If it's already listed with an agent.  Your best bet is to walk away and move on to the next property.  Wholesaling a listed property can be done.  However, it's an entirely different ballgame.  For now, stick with non-listed properties.

The first thing is to get the sellers signature on the contract.

You should touch base with local wholesalers at your REI. I'm sure that they have the contracts etc.

If you're just getting started I'd recommend staying away from homes that are listed with a realtor.  It's a different ballgame than dealing with one that's not listed.

(1) If you'll be wholesaling you don't need a loan

(2) Yes, always call motivated sellers. 

(3) No problem with no cash.  If you do it correctly you don't need any cash.

Be completely honest with the seller.  Let him know that you are not the end buyer.  It's always best to be upfront and open about your intentions.

Lease Options are a different animal.  Although, they are very lucrative.  Use google, you'll get plenty of info.

If you want to earn while you learn, go to your local REIA and partner up with an experienced wholesaler.
