@Heather Lewis Best of luck to you! There is definitely precedence as others have pointed out. All the communities I own in and have sold to clients have delegation of use for renters. Some are as simple as being on the same form as the general pool liability waiver. I'll PM you an example.

Thanks @Allan Bishop Jr.! Tim and I have connected and been discussing the types of property he's looking for. I think it's always a good idea to get input from multiple people and BP is the PERFECT place to do that!

Making the numbers work is essential to getting a good deal as Allan said. And there is no one "right number"; everyone's will be different based on their goals, timeline and level of involvement. I love to geek out over analyses and spreadsheets looking at different properties and scenarios.

Michael Scher is the owner and licensed home inspector of Austin Home Inspection Team. Prior to becoming a home inspector in 2005, Michael worked in the high-tech industry testing software. Michael decided a career as a home inspector would be the ideal fit and began training for and earned his Professional Inspector License.

@Eric Lamberton Welcome! And have no fear, if you weren't a little apprehensive starting out, we'd be concerned about you! Preparation and knowledge is key, but then you have to follow it up with applying what you've learned, or it's all just academic. The butterflies are normal.

I heartily recommend attending @Costin I.'s groups that he mentioned earlier. He is extremely knowledgeable about investing in this area and has the experience to address almost any scenario you can conceive. 

I'm in Leander a couple of times a week myself and would be happy to meet up and chat or look over numbers with you as well. DM me and we can find a day and time if you like.
