Thanks for all the feedback. Honestly, I say Austin because folks don't know where Georgetown is, but we're definitely more interested in the Georgetown/Round Rock/Leander/Pflugerville areas @Gonz Trevino @Robb R. :-)

@Rachel Trimble I think we've identified that we'd like to find properties that give us capitalization in the 15-20% range and cash on cash of 10-12%. We *think* for those areas, that'll be 3/2 homes ~$150k. Our plan is to pick up two this year and see how that goes.

Hello BP. 

My husband and I live in the Georgetown/Austin area and love it here. Previously, I worked as an assistant to an agent in NC while I was in graduate school and we've bought and sold our last three homes at a neat profit. We like the Austin market and want to start investing in rental properties or rehabs in the WIlliamson/Travis county area.  Right now we're trying to pinpoint promising neighborhoods and pricepoints. BP has been a wealth of information and we look forward to reading and learning more as well as making professional contacts that can help us identify identify worthwhile properties.
