Always check big box stores for discounted doors. A lot of times folks will special order a door and it will be returned for any number of reasons. And CL as well; people 'upgrade' front doors that would be great for rentals. Steel is both usually unattractive, and may have your prospective tenants asking why they would need a steel door (esp if your property is in an A/B neighborhood.

@Russell Brazil I feel you on this. Unethical and even just shady people (agents or not) really get under my skin. I have to wonder if one of them has listings in the neighborhood that would benefit from your listing disappearing or being stigmatized?

Curious what you ended up doing if you don't mind sharing.

Hi @Bennett Smoot. An early welcome to the area :-) Assuming you don't overpay, buying new construction doesn't have to be anything like a new vehicle depreciation. Consider that your maintenance will be significantly lower for a few years while all the systems are new (and under warranty!) and ideally your CapEx will be zero for a while as well, allowing that pool to build up.

The biggest concern you have is about appreciation. Continued new construction in the area will suppress the value of your purchase, but not depreciate it. If you try to sell while new construction is available, you'd probably be looking at a sales price below what the new ones are going for. After that initial hump, you and all the other new houses will appreciate at the same rosy rate, whatever that is.

There are a few areas that have great cash flow opportunities for new duplex construction; Georgetown, Leander, San Antonio. I'm curious where you found yours? DM me if you don't mind.

@Lei Zhao that's correct. What @Neil Narayan said is the same that I was going to share. To protect yourself, draft up your criteria before getting applicants so you can clearly point to the item (s) they don't meet. I always try to include a brief version in my rental listings as well as a sort of heads-up (income 3X rent, no delinquent bills in past 12 months, good previous landlord references, etc). I've spoken with some folks who even send over a google form pre-screen before they allow folks to apply.

It's a very low pressure environment with as much support as you want to receive. If you'd rather do your own thing and not attend meetings, no problem.
