Jesse Klinzing has worn a number of hats during her time in the real estate industry. She has been in construction, build outs, design, and renovations for over 20 years, hospitality for 15 years, and most recently begun representing PACE and USDA grants for the last 5 years. What is PACE? Property Assessed Clean Energy assessment that helps property owners make improvements to their property without spending precious capital. USDA grants are an untapped resource that many investors don’t consider because they know where to start. Jesse is going to show us how to utilize these resources on residential and commercial projects of all sizes.

In addition, she is currently working on a Section 8 village in Hallettsville, TX. The need to find other housing opportunities is extremely important as the housing market is in a crisis for middle income to low income. The prices of building materials have risen 100% and it’s becoming increasingly expensive to build. Jesse will share her experience and plans for this unique concept and discuss partnership options for similar projects here in the Austin area.

@Alexi Schreier You've got the basic gist of it. Yes, usually wholesale deals, the buyer's agent fee is a sum "on top" of the purchase price and you two can discuss that; there's no set amount. Also trust your instinct of having your realtor represent you. Giving the benefit of the doubt, the other agent is probably not trying to pull anything shady, but they legally can't represent your interests and theirs at the same time.

@Sai Kiran it can be very neighborhood dependent, but overall, yes, there's tremendous rental demand throughout the entire Austin/Round Rock MSA. I'll pull a few examples and send them to you later today.

As @Ryan Kelly pointed out, good *is* objective, and just because a school ranks at a 7 or higher when you purchase it doesn't ensure it will remain there.

Hi @Sai Kiran I would suggest parts of Round Rock, Cedar Park and Georgetown. Cedar Park can be tricky since it's part of the Leander school district. Some schools are excellent while others rank a bit lower.

I would echo what @Rick Pozos said. $150k won't get you an A/B class in San Antonio, so if you're seeing those opportunities in Indianapolis, that sounds like the better route.

Oh fun! I have a 7 and 9 year old who attend a university-model school (two days in class, homeschool 2-3 days, so does teaching count?)

- cooking
- hiking (our favorite spots have been overrun during COVID!, but glad to see others enjoying them)
- kayaking/paddleboarding/exploring
- sailing! (hopefully 3 years out from leaving on our circumnavigation! Thanks passive income!)
- travel - obviously less recently, but headed to CO next month!
