As @Jonathan Thrasher states, 30 mins from downtown will cover all of the greater Grand Rapids area. You should consider narrowing you search down a little maybe; we are only a small but growing city here! Happy to be of help and setting a search criteria for you on the MLS of you would like. I'm a realtor and active investor in GR.

Jackie, welcome to BP and to your investing start in GR. With minimal funds to get started and no money deals being somewhat hard to find, my suggestion would be to start marketing for deals and sell those deals to investors like us. That will help generate funds and good experience to start your next investment. But it's a tough business and you have to be very determined to succeed. If you are, you will succeed. I am currently doing a mail campaign and hoping for some better results than before. Also throwing into that campaign some targeted properties I've seen whilst driving neighborhoods. Talk to people too, lots of people. Tell them what you're doing and the deals will eventually come. But it's a numbers game. Mail or talk to 1000 people and you'll find a few deals. SUN Title in Grand Rapids do a nice job of closing and they also have an APP for you to be able to estimate your closing costs, even prior to the purchase. You should try it out. Your realtor should also be able to walk you through your HUD1 closing statement and validate it for you before closing. $100/mo for insurance seems a little on the high side but that is just a budgetary number. Ensure you have some amount of liability insurance on the policy. I have $500k on each of mine. You can either insure for the replacement cost ( maybe~ $250k & higher premium) or for the value of the property ($100k and cheaper premium). up to you what you want to protect for and how it affects monthly cash flow. The title Insurance looks about right for ~$100k property. The APP will confirm these numbers.

Brad, welcome to the forum!  I too am a Program Manager, with a degree in Mechanical Engineering, so you probably have a solid and logical train of thought!

I have been investing in Grand Rapids for 6 years and am currently seeking other opportunities in GR and surrounding cities such as Kalamazoo, for multi-unit investments that make financial sense. 

BP is a great resource for information though meeting up with people face to face is also a good idea. There's an investor meeting every month (2nd Monday I beleive) at BW3s on 44th st. and RPOA has an investors breakfast every Friday.  

I'm also happy to meet for coffee and discuss RE and my experiences ( both good and bad!) and assist you in your purchases as required.
