Any others use it? Trying to get as much feedback as I can.

Hi Jocie Moore. welcome to BP. I think it is very interesting that you are looking into so many different markets just starting out. Not a negative thing necessarily, just interesting. What's your thought's for doing that?

Levy Riley I am also into wholesaling properties and I have 3 local agents that I will use on a rotation basis. I believe it is customary for an agent to make 3% on the sale for bringing the buyer, they also get 3% if they are employed by the seller. So that is where the 6% figure comes in that everyone hears about. In my situation I will do all the researching work and even do my own searching for buyers, however, if my agent/s bring me a buyer during the process and the transaction closes I have a set negotiation in place of 3-6% depending on the sale price and my fee collection. they are very happy with this based on the fact they are hardly doing any work and collecting a nice fee. I like to call it "Motivated Agents" (there's motivated sellers and buyers, so why not :O) ). I am also figuring this fee into the total sale price to both not affect my income and to keep the the price below 70% arv.

Well, with the new fact presented that we didn't know before about living with your parents, stay there. It might suck but it opens the door for the beginning of financial opportunity. If I had a place to live for free or close to it I would. I would still suggest acquiring outside clients and starting your own business and also looking into the different areas of RE (wholesaling, multi-family) and determine what YOU think is best for your situation. Only you can figure this out. Different areas of RE are right for different people. That's what makes it so great, we all bring different things to the table. You have some figuring out to do for yourself before there is any other advice I can offer. I would suggest going back to the beginning of this post and reading every part all the way through and you'll maybe pick up some of the options that were presented. Good Luck. Find your Path.

Well Antonio, the downside would be repair costs. Even though you would live in 1 of the units, you are still the owner/landlord and therefore are responsible for all repairs and maintenance of all the units. You will also have to screen tenants. A real estate attorney and local REI club will be able to assist you with all that stuff. Also, look in the "learn" section here for tips and advice on all these things. These REI's on here are awesome advisors.
