 I am a real estate agent in State College (Penn State). First off congratulations on embarking on the journey to investing. It is an awesome career once it starts working. And I would like to welcome you to Happy Valley!! Second, I am concerned about your research of the area here as you say prices are low. I can tell you that the immediate area around Penn State is a very strong market. There are many many investors here just for that reason. When a property lists here and is available for rental (permits are strict here) it is usually gone within days if not the same day it's listed. The status or permits on a property here are huge. Also, as far as appreciation, in 2013 the school district surrounding Penn State appreciated 5%, in 2014 4.5%. We are expecting more of the same if not higher this year as we had an awesome Spring season. 

Your plan is a great plan and one that can work, however, I would suggest doing alot more research on the housing market here, the rental regulations from the different townships, and employing a Buyer's Agent to help you (I'm available). In PA there is no cost to you for a Buyer's Agent's services, it's paid by the seller. I can tell you that if you are looking at low cost properties, those "Good Deals" are few and far between. They are low cost for a reason.

Great Investment opportunity in Central Pa for experienced Investors. There are 22 rental properties that comprise 52 rental units. Properties are varied....single family, duplex, triplex, fourplex. They are cash flow positive. They are in various condition....some very nice; others need a little work. The owner will sell these units in smaller groups. He will also consider staying on in some part time position to help with the transition to the new landlord (IF the buyer wants this). Motivated seller needing out of the business. I have a presentation this Thursday and I am putting together a powerpoint of the positive side of Flipping. My downside, I haven't done any yet. I need before and after front of house pics of some really good rehabs. If any of you can please assist me with this please send in .jpg format to [REMOVED] with subject "rehab pics". I could pull some off of Bing but I want to show some from some real flippers.

Ahh, it is so good to be back on here. In case anyone missed me I have been completely off the grid for the last 2 months. In that time everything was placed on hold until I finished school, which I did, and got my RE License 2 weeks ago. Some say it's good for investing, some say not worth the time, but my wife and I figured that since we plan on spending the rest of our lives in RE anyways, why not. Great moral support from Brandon Turner during the process also!!

I got a job with an awesome broker that is shaking up the system a little and I am doing my first open house next Thurs. The first acquisition we were working on, well, were still working on it. Man is it a bugger. Admin crap all over it. But the numbers are still good so it's worth the battle.

Just wanted to say Hi and express my current success. I sure missed you guys & gals. Glad to be back on here. And I see I have quite a few podcast to catch up on. Joshua Dorkin & Brandon keeping us learnin!!

Well, it's official. As of yesterday my wife and I decided since I am on a Summer layoff from my job and I have been doing this accredited online RE course to get my license to help our business (Thx to J Scott & Brandon Turner for the advice), we agreed that when I get my license we are going to use it in it's full respects since we are staying in RE the rest of our lives anyways. One of my Power Team Agents said she is more than happy to assist me with whatever I need including job recommendations.

So wish me luck, and any and all advice is accepted and appreciated. Summer of Success here we come!!!

My wife and I just started our company Jan 1 of this year. We have both been interested in REI for many years and finally decided to take the plunge. We are working on our first acquisitions and we are needing some working capital for the purchases and rehabs we find. We are only doing deals that is a win win for all involved. Lenders are the last part of our team we need. We have a full team of Pros that are thrilled to be working with us when we sit down and tell them our plans.

We are looking for 3 lenders that would like to interview us and join our team to help us get this business started. No we are not veterans and know all the lingo, but we do know what we are doing and don't ever plan to stop learning. I am asking you not to judge a book by it's cover and turn your eyes away from us just because we are new. Everyone started new we are just wanting our chance so that we can prove ourselves and put ourselves in a position to be like you one day and help others get started when we get there.

Also know that even though you would be interviewing us and seeing what we're about, we will be doing the same thing. We are not into investing, rather "Smart" investing. So if you are interested in helping new investors get a boost on their start up, we may be the right fit. If not, at least we'll make a contact.

If you like us and we feel the same we will share more about us and our business, team, and goals and get started on this wonderful journey so many of you have got to experience already.
