All you ave to do is do a search for Clayton here and see thousands of people telling their horror stories. I would think that would be enough for anyone to make up their minds. The guy was a television personality that knows how to sell. Don't fall for it. Do what Jay said and find yourself a good realtor. Morris is working from Portugal and is untouchable in a country that doesn't extradite. This is by design...That should tell you what you need to know. He uprooted his entire family, kids and all, to avoid prosecution in the states and took his millions with him.

Where on Long Island? It’s a big area…You probably don’t need a property manager as most get by with a good cleaning crew and a trusty handyman.

Its a little deceiving, but it works beautifully!! Put out bandit signs in the areas you would like to purchase. On it write 

3bd 2bth, House For Sale. Must sell, Cash buyers only! And your phone number. 

You will get flooded with phone calls. When they call to inquire about the house, tell them that one just sold. Ask if they are cash buyers and ask them if they would like you to call them when you get another one. They will always say yes. You can also ask them what types of houses they like to buy like fixer uppers, flips, etc...

You can also look for the bandit signs that say "We buy houses" etc...Call them and ask if they are cash buyers.

Those things don’t seem unreasonable, especially if he has been there ten years. I would fix them. The smoke detector and ceiling fan are not expensive to replace and you can get a new stove at a second hand appliance store.

Fire Island and The Hamptons does very well with short term rentals. Also, the North Fork, but I think they may have some restrictions on the length of stay. Where in the town of Islip are you looking?

They said it was due to Tennessee changing laws. My guess is many owners weren’t remitting their taxes. At least this way the state and county get their taxes.

@Brian Charles with Covid right now there is an eviction moratorium. You can’t evict at least until 2021. If the tenants haven’t paid in a year they know the deal and what they can get away with. If you take them with the tenants you are stuck with them. You can try keys for cash, but they just may take the cash and stay out. What town is this in?

Is Lowes, HomeDepot and grocery stores shutting down for 24-72 hours after a patron enters a store? NO!! People are free to enter the store, get what they need and leave.  There is no one cleaning the shelf after a patron has touched it, preventing disease from spreading.  In our homes we have people that go in and wipe down most, if not all surfaces, change sheets, etc...This effectively makes our homes safer than going out to stores. AirBnb is going to ruin itself with this policy.  I am already seeing an uptick in my direct bookings with my website.

I agree with you 100%. The compliance is going to come from guest expectations when leaving reviews. If it is on your listing that you are complying with Covid-19 cleaning or whatever AirBnb calls it, a guest is going to expect hospital grade cleanliness. They will look for any little sight of dust, bugs, etc...and use that to call out the homeowner.
