From what I read it is something you opt into.  I would like to hear how other people perceive this.

If you are hellbent on getting his bookings, the best way to do it is to have your VRBO listing ready to go and have the previous owner cancel the bookings while providing your new VRBO listing link and telling them they can re-book with you. You would most likely get about half of the people re-book with you.

Does anyone send a message after the pre approval has expired saying something to the effect of...Hello, I noticed your pre approval has expired. Are you still interested in booking with us? I haven’t tried it, but wonder if it would help convert. I think a lot of people are busy these days and move along with other stuff.

The prices of the cabins in this area need to come back down to earth.  I think they have reached their threshold and should start leveling off.  I hope your seller meets you at the appraisal amount!!

Bluetooth speakers will disappear in a heartbeat.  When I go away I bring one with me.  They are cheap and small enough that they are easy to travel with.

You should be able to do another 10% down if you have a spouse. Put it in their name.

In the lead up to the purchase I spoke with Avery and Parker in great detail as we were both excited and nervous about the prospect of having a cabin in the Smokys. We paid $333,900 for the cabin and thankfully the appraisal came back at $350 so a plus there. The cabin is just about 1400 sq feet and on .7 of an acre. The whole process from start to finish has taken just about 30 days and when I looked on VRBO and AirBnB for cabin rentals over the Thanksgiving period coming up, there were none. So my biggest question right now, is what should I put the cabin on for the nightly rental at a 4 night min rental for the holiday? I can't say enough good about the STR team. So as Lucas says, don't sweat the small stuff and just jump in and get started. I'll give a bigger picture of the process on a separate post later.

For what its worth my friend that just listed his cabin for the first time this weekend got $309 a night for 4 nights on two bedroom.  I think when its this close to the holiday you can get more because everyone is booked and people are scrambling to get a place.

Roofs today last 30 years.  Why would you replace a roof that potentially has another 20 years of life?  Just my opinion.

@Ken Latchers  what did booking.com do to prove you owned the home and how are they processing credit card payments for you?

Multi gas meter for making sure an environment is safe while in a confined space. I think that hand sanitizer is what Paul uses after he looks at his calendars!!!
