Post: Are Republican states better for real estate investing?

I am not into politics, so pardon my ignorance.

I have heard that Republican states are better for real estate investing due to things like business friendly, landlord friendly, etc. Is that true?

If a state switches to Democrat or vice versa, does that affect your criteria to invest in a specific state?

@Jordan Sutherland Congrats Jordan! Do you mind sharing the taxes and insurance numbers on your Texas properties? I have heard they are high so wanted to know how much are they as % of rent.

@Tareq Salaita I agree with @Jay Hinrichs that IF economy were to crash or correct, there will be layoffs which would lead to vacancies and eviction related expenses. Tenants would spend for food/water to survive before paying their rents. Thats a big IF. 

So if your cash flow goes negative (even vacant properties with no leverage have negative cash flow due to various expenses), then being able to hang in there with your cash reserves would be most important.

@Zachary Gwin Got a bar or line chart showing  number of members joining every year or month? I bet its exponential as @Steve Vaughan hinted.

@Kathleen R. Very smart questions. Why not get a good PM to avoid the hassles and be able to scale up? Also how do the numbers and cashflow look on your 4plex if you were to rent out all 4 units?

@Natasha Keck last few days, bond markets have started moving down which means yields are going up. It looks like a change in direction where markets are calling FED's bluff but we will see where this goes. I hope FED loses control and things go back to normal economic cycles.
