@Derek Persuit Data centers and more fulfillment centers for even faster delivery. Amazon is really spoiling us. lol. Who has the patience to wait these days.

@Mark Alexander Why student loan debt is 0 on left side in the pic? DTI should account for that, right? I do agree on increasing credit risks in the economy. Interest rates have recently gone down in spite of FED trying to raise them, that might help borrowers kick the can down the road.

yes I grew up in it moved to Sunnyvale Cupertino mid 60s  before hwy 280 was built and the corner of stevens creek and HWY 9  9 now De Anza BLD were still gravel roads.

were apple is was a country store  C Cali brothers were used to play in the stacked Hay bails inside the place I used to hunt birds were Valco mall is... etc etc.

 Wow! What amazing transformation of this place!

@Jay Hinrichs In case you havent seen this peek into history, its fascinating. You must have experienced a lot of these orchards growing up in the valley I assume. Living in Sunnyvale, I had no idea about this history, now a lot of names here make sense like the C J Olson fruit stand at the mall I frequently go to. 

Land values went from dirt cheap to 12000/acre to well more than a million today. lol. The most fertile farm lands in the country used to be here in the valley.

 Looks like default rates are going up for auto loans, student loans and also bank cards. Trouble for rent collectors (landlords) and mortgage premium collectors (banks)?
