@Ivo Draginov Congrats on a great find! I guess one option is move into MF if you decide to sell since you are reaching 10 properties, that would be the way to add more units/cashflow with limited loans, right? 

BTW, which class is this 55k property in? B/C? And are you seeing any multifamily deals there?

With prices in many parts of the country at all time highs, demand very high, supply shortages, all time low interest rates, why are the housing starts so low?

In fact even after 6 years of a strong real estate bull market, the current levels are close to the lows of previous cycles. Why? Are there any experienced home builders on these forums?

1. So home ownership rates made a new all time low. And the rate is falling fast as seen above. 

2. As per bankrate.com, 30 year home mortgage rates made a new all time low. Doesnt look like rate decline is going to stop anytime soon. And they clearly arent helping with improving ownership.

3. But home sales have been steadily rising last 5 years.

4. And so are home prices.

-> What do the experts here make of all these facts? 

-> Is the current boom purely driven by investors?

-> Why is the ownership rate falling so fast?

-> Is such an imbalance between investors and owners healthy for real estate sector?

@Account Closed 'double in two years' Wow! Do you have a blog or write articles?

The max history I usually am able to get on the property price is 10 years and that too primarily from Zillow so its approximate. Would love to get more data. Thats why I am looking for resources on studying the past.
