@John Thedford I am a millenial and I hear a lot about YOLO from my friends (You only live once), so dont worry about tomorrow. lol. Financial wisdom is difficult to find in my generation. Thanks for sharing those wise words.

A small correction in prices and many of the homes will be underwater.

Was anyone here able to predict and profit from any previous bubbles? I ask this in all seriousness.

I think bubbles are called bubbles only after they crash. Its all in hindsight. Otherwise people justify rapid appreciation using supply/demand. Lol. 

Also considering gold and oil prices started increasing this year, I wouldnt be surprised if FED loses control over interest rates and is forced to hike. Not predicting here, just keeping options open.

Even I am wondering why so many people moving there? And what % is independent of energy sector?

$400+ billion debt. Its still way better than 10 years ago. Also spending is more than revenues which is a concern.

US has $20 Trillion in debt. US GDP is less than debt. Lets see how all this debt plays out.
