As a new wholesaler, I think that while having a legal entity is great because it give you a little more legitimacy, it would be better to save that money and do your first deal. While it is not a lot of money, that money could be used for more direct mailing or closing costs on your first deal or your nest one. As far as your real estate license, it will take a while to go through the education and then the testing. You can take massive action this very second to start wholesaling.

I am new to wholesaling and real estate investing in general. My strategy to start out is to start marketing using a yellow letters campaign. It may not be the best strategy but I have a little money and I want to learn by experience which is the way I learn best. I also am looking to provide services as a Bird Dog to a local wholesaler/flipper.

Welcome to the family!! As far as books and podcasts, you can't go wrong with BP! As far as any tips, as a newbie, write down what is your goal in real estate. As soon as you do that, figure out, with the help of our forum mates, figure out which niche in real estate will get you there. Other than that, read everything you can get your hands on and listen to podcasts every moment you can. You know you are doing it right when the people around you are sick of hearing about real estate!! Good luck in everything you do!!

I am new wholesaling and real estate investing in general and I think being a bird dog for the first transaction or two would be a good start. I don't know how to make that happen. I even have a property or two that I have in mind that I know are vacant. Any help would be appreciated

I am new to wholesaling and real estate investing and hungry!! My plan is to use direct mail to look for the best wholesaling deals. How were you able to acquire your buy and hold properties? That strategy may work for wholesaling as well.

I am new to wholesaling myself so I won't be able to give you much help. However, if you become a member of your local REIA, there are always mentors looking to help. If that doesn't help, foster relationships form afar using the internet. But you made the best first step by participating in the BP forum
