I am a novice real estate wholesaler. I  concentrating my direct mail on vacant absentee properties in Douglasville, Ga in the zip codes 30134 and 30135. Anyone know of any cash buyers in my part of town?

Is there a list of investor/wholesaler friendly title escrow companies? I imagine not every company is experienced with the double escrow/assignment transaction.

One thing I would suggest is to join your local REIA. I did yesterday and I met tons of people I otherwise would not have. Hope that helps.

Driving for dollars is a great way to find deals. Also, depending on your locality, the courthouse will have records of condemned homes, recent evictions. The courthouse is also a great way to meet cash buyers because you can never have too many. Until you have the money for direct mail, driving and the courthouse are your best friends!!
