Well 83% of all buyers are FHA....so the typical BRRRR is too run down for those types of loans, so the seller is down to selling to just 17% of their market draw. And since many lenders won't loan on any purchase that is too low that reduces it even farther. You can always find deals.

Like any city, Philadelphia has bad agents, and you can find incredible deals on the MLS, just spotting the agent quality. I've purchased multi's where the poor seller had no idea, the agent was bothering to facilitate showings. They just think no one likes their property. You fight to see it, and yours is the only offer that poor seller is going to get.

HAPCO is another very active Philadelphia Property Investment Group. Landlords mainly.

This doesn't sound exactly what you are looking for; but Section 8 isn't limited to certain neighborhoods & the percentages change given the neighborhood - meaning that neighborhoods like Rittenhouse Square, Society Hill, Fitler Square, ect are all candidates also; but very few landlords, in these Philadelphia neighborhoods, would ever consider doing Section 8; so the demand goes way up. This allows you to pick and choose from a greater pool. Hopefully to increase your tenant quality.

Access is pretty handy - both in showings and with seeing the MLS. Plus, there is always information to be had. I'm a broker and I still go to seminars, workshops and I'm in a real estate class now at Temple. It all helps with investing.

You mean investor savvy real estate agents? You should clarify - different agents, operate at different price points and different neighborhoods. Not all agents will help purchase $30k shells as the commision is almost nothing. But if you would be using the same agent to sell the property as a flip, that would change things.  More details and we would better be able to help you.

Your mailing address, including the address the IRS has; will really determine that.

I've never encountered a 1 or even 2 bedroom new construction property. And the more bedrooms a place has, the far easier it is to rent.

My experience is that it's always best to do the commonsense, right thing to do. Legally and otherwise.  Lead certification isn't expensive and lead isn't something worth risking.

I agree that a judge won't view this friendly, if the cert wasn't gotten. The law can certainly be "interpreted" - especially with judges.
