We are switching form YellowLetters; to Open Letter Marketing; but creating the campaign is really a daunting task. Has anyone had experience just using their stock templates?

I just started with them and I am supposed to be on my 5th mailing and month with them. But things are going so poorly I went looking into them and stumbled onto this post.

The 1st mailing they sent close to a thousand letters without postage. They all keep coming in return to sender.
Then I've never once have personally received a letter, which is a concern as I added myself to the mail list. And we have had zero responses. 

You always get responses. Even if no leads come in; we always get calls, as mailers always anger some people and we always get countless calls asking for us to remove them from our mailing list. 

What stinks is I paid them in advance for months of letters.

I'm interested in closing our physical office, as we are a 100% virtual company; but the state of Pennsylvania requires me to have a physical office. I'm reaching out should someone need a broker of record, in exchange for office space.

I think the price point around the $165k for the all in price makes sense. So probably properties around the $60-130k asking price range might be good. That should place us in the Brewerytown/Strawberry Mansion area and the Point Breeze & Grays Ferry areas. A good start anyways.

Good points. The day/time isn't set in stone. I just prefer it to tend to be regular as its very tough to schedule showings, with bad agents. So its easier to work on it for a week.
