At present, we are going out around 4:30pm on Mondays. But I wouldn't mind going out with a different time slot, maybe during the day.

Basically good with everyone. Shells can be dangerous, so safety in numbers. But mainly, you have to get out weekly to exercise those investor muscles and that's my main driver here. I want a weekly appointment to make sure I'm going out weekly.

Once a week I go out with other investors looking at shell properties.

Technically we are each other's competition on each property; but it tends to be a huge advantage getting different perspectives,  resources & collective knowledge. I don't act as anyone's agent; but certainly advice is there if anyone actually wants my thoughts.

Here is a table I made weighing the Pros & Cons. The main hurdle is that many lenders won't loan on condo building units. It makes it less expensive to buy; but hard to do a refi and very hard to sell as you would need a cash-like buyer.

@Sam B. I would think, the best property management companies only operate in the better neighborhoods, and tend to have a minimum rent per door.

Property management does need to be done by a licensed real estate agent, and through a brick and mortar real estate broker. But it can be done as an unlicensed W2 employee for the owner of the property.

@James Mc Ree is correct. A bedroom would need to have two means of egress. One would be the stairs to the basement, then outside from the floor above. The 2nd would need to be a door. It would also need windows that are the same size, or larger than the other windows on the other floors.

@David Bokman is correct - a mile radius would be extremely incorrect. A mile in Philadelphia can span 7 neighborhoods and can be the difference of a million dollars. Philadelphia is the difference by the block. Your comp doesn't need to be on the exact same block; but it does need to extremely similar. Or valued as a better or worse block.
