This is a great question... quite frankly if they complain about to many trivial things I get rid of them!

The biggest issues are noise... especially in multi-units. It's seems like I play the role of a babysitter instead of a property manager.

It's funny I have never had a complaint about the rent amount... and I usually get some pretty high rents.

I wonder what others experience is in that regard.

Max... I recommend that you formally inspect your properties at least once every 3 months.

It is amazing what can happen in just 90 days.

There are potential pit falls to using "direct" deposit accounts.

For example, one of my clients recently had a tenant who was on direct deposit. Made the monthly rent payment, gave her notice to vacate, went to the bank and reversed the direct deposit and there was nothing this client could do. In fact, she was told that the tenant could have requested the reversal of up to 6 months payments and there was nothing she (my client) could have done to stop the reversal.

I have never been fond of this approach... although it can be a great time saver... I guess I am just old fashion.

I want to see the checks/money orders come in the mail every month.

Sue, welcome to BP. This is a great place to learn and network.

Regarding your specific question... Assuming you are talking about homebuyers, in many areas it has felt like all the buyers disappeared right after the Homebuyers Tax Credit expired.

In many of these same markets there are signs of life.

I would recommend that you contact a local RE agent and ask them what they are experiencing.

If you are talking about investors not buying... unless an investor is using cash it is getting very hard to get any deals funded through more traditional means. Your area could be experiencing this issue.

I would recommend you find a local real estate association and attend.

WOW... I don't know where to start with this one.

Both the landlord and the tenant are complete idiots.

While in my experience the attitude ("I don't have the money to move so I won't pay the rent and save money that way") of the tenant is all too common...

The ignorance of the landlord (not paying her mortgage and expecting the tenant to perform differently) is just as common.

Being a landlord can be a very profitable experience... but to be a successful landlord you had better learn the business and excute with precision.
