Is this investor taking advantage? Possibly!

On the other hand, this could be an opportunity for any new investor to the learn the ropes at the hand of a very experienced investor.

Man... I must be out of the loop... how did I miss getting all of these great emails?

Regrettably, these "launch" formulas are all about affiliations and if we are on more then one list we get hit up by just about everyone.

Also, we get so turned off by the selling approach that sometimes a great product never sees the light of day... not that I am endorsing this or any other gurus products.

The fact that Josh has chosen not to pimp his BP list speaks volumes for Josh and his vision for BP and all of its members.

Congratulations... the contributions you, Bigger Pockets and every member posting is just enormus.

Welcome to BP. I know you already see the advantage of what BP has to offer.

The responses to your questions are all right on... and I hope you are heading those responses.

Tracey makes a great point regarding the number of properties on the market and available in the low $100's in the Baltimore/MD market. There are many...

In today's MLS/target rich environment unless you are an all cash buyer, no contengencies and high EMD deposits it is very challenging to get an offer accepted.. unless of course your offer is overpriced... which in my opinion they are!

If you might be interested send me a colleague request and the next time I am in Baltimore I'll let you buy me lunch and you can pick my brain for an hour or so.

Great topic... and one that I talk about a lot on my radio show.

Several things to consider in support of the "buy and hold" crowd...

The overall homeownership rate is now at 67+% down from 69.7% and it is expected to drop to its structural norm of around 65%. It is obvious that those one time homeowners will need some place to live and many will become renters in the process.

Also, the attrition rate of available rental units exceeds 200K a year and the build rate for new units doesn't come close to covering the delta.

Assuming our economy continues to be challenged (a correct assumption in my opinion) the demand for rentals should only increase... making for some great opportunites for those so inclined.

Bottom line... I am extremely bullish on buying and holding for the foreseeable future.

Don't forget that your time has value also. Assuming that you have a security deposit I would not hesitate to add your time to the charges she owes as a deduction from that security deposit.
