Yes we have not asked for Certificate of Excemption from Withholding as of yet. Both properties have the exact sales price and the one being sold is a rental property and the one being purchased is a flip. The flip deal actually sent out mail away docs last Thursday, so closing is here. The property being sold by my client should close next week. My client has an ITIN number if that helps for anything.

Hello,

I have a client who is in the process of purchasing an investment property all cash.  Problem is the closing date is here and now my buyer has an issue with their bank account.  My client also has a closing scheduled on a home they are selling in a few days.  So as plan b, they want to try to use the proceeds from the selling of their house to pay for the investment property they are purchasing.  My client is a foreign national. How can they do an 1031 Exchange?  And is this a quick process?

Excellent feedback.  Yes 2008 had a lot of factors that played roles in that crash that simply are not existent now.  So I should not have put it that way.  But yes, I'm here in Atl Ga and I'm just curious because it sure does feel like we will reach a bubble

Hello. I have a foreign national client with no ssn, green card or Llc. They are closing on a house that they are selling and the attorney has to hold 18% of their profit. Does anyone know of a quick fix for this in order for my client to get more at closing and get taxed less? Thanks!

I have an international client that is closing on a rental property he is selling. He has to pay 18% in withholdings. Is there anything he can do right now to lower that tax amount? Like show more losses, etc.
