How about finding out what kinds of tools was stolen and maybe buying him a new set. $2000 worth of tools, he must be in some type of professional work. You could get him maybe several $$ worth of tools or maybe a gift card to a favorite tool store. 

That will definitely help him get back some of those things that got stolen.

Yes to both properties. Any mortgage payment you will be paying will have some interest payment you will need to make. 
All those payments are tax deductible. At the end of the year you should receive a 1099 on those properties that shows you how much in interests you have paid.

I think whenever you do a final walk thru most time the tenant is going to expect the obvious. 
1- they will be charged for cleaning the whole house. Carpet cleaning or general cleaning. 

2- anything major repairs for the next tenant to be able to live comfortably. 
if cabinets are broken then those need to get fixed. 

3- excess trash or garbage that needs to get dumped. If they left it, then we should charge them to dump it. They need to understand that they leave the house just like they way the entered at the start. 

Other than that, I think it’s all minor stuff that might be wear and tear during the years of living. 

Try not to sweat the small stuff.

I agree with Michael. I had an home warranty and there was a deductible that I need to always pay before we could really take advantage of it. 
I would save some reserves and use that as any repairs come up.

Those properties that you are selling can I ask how much you are selling them for and which state they are located in? 
Im sure there Investors out there that might be interested in your properties is the RE agent can not find a buyer.
