CaN anyone suggest a home warranty company they are happy with the service and turn around responses to service rush orders?

There aren’t any. 99% are included free to the buyer as a sales gimmick. That’s how they stay in business. For your personal residence if you don’t mind waiting a couple days for water heater, furnace, or ac to be fixed, maybe. But your tenant won’t accept it, especially if it suddenly becomes a week to get the part. 

Click on the magnifying glass in the upper right and type in home warranty and you’ll find more than 2000 discussions. This is literally asked every week.
