I’d like to caution you with the 50/50 split even if you both work beautifully.

Think about what does this partner bring to the RE business. What expertise does this partner have that you need in this deal.

I think if you can not objectively say what this person brings then it might not be a good fit.

Here is what I would do. Keep reading more books and the info will lead you to what strategy in RE best fits your personality. BRRR is good but it will take a lot of your time. So if you do not have a lot of time to invest then you might need a partner or a different strategy.

PM me if you need more guidance. $50K is a lot of cash to lose.

Are the banks not given you the forbearance up to 6 months. I was under the belief that all personal loans qualify for this.

I believe this is a good question for your tax accountant. I’m pretty sure if you buy a vehicle that you would be depreciating the vehicle for X years. Not so sure if you can take the depreciation all in 1 year.

Here is what I would do. Wait till the current lease it terminated and then have the place professionally cleaned, subtract that from the security deposit. Then take some really good pics and you should be go to go.

Hi Casey, I’m in the beginning stage of investing in the TK properties. I started with researching certain markets and I’m narrowing them down now. I also have researched certain companies that offer TK properties that I want to do business with.

I think you may want to partner with an local PM and maybe give an incentive to help find tenant for your property. 

Personally, I would try and get more applications and not hold yourself to 1 applicant that may or may not get his employment in next couple of weeks.

I agree with Theresa. Just raise the rent in the amount of the lawn care service. 
Include or document in the lease agreement.

I do not have a lot of properties but I’m getting rent payment. 
I wanted to ask, for MF units more than 4 is the banks not given forbearance? 
or is the forbearance only for SFH?
