@Cassandra Staffieri looks like the city is very much against the idea of STR's. From what I've heard they have stopped issuing new licenses and have been enforcing the rules against people operating without a license.

What time frame is the city considering "short term"? Corporate travel or traveling nurses may be an option in that area.

@Miranda Simon welcome to BP! I used to visit Greenville quite often. Dottie Collins sounds so Greenvilleish...lol. I'm in the New Orleans area and would also suggest finding a local real estate investor association like NOREIA.

I'm a big believer in the idea of having 3 hobbies that keep you in shape, make money, and keep you creative.  I didn't realize that was what I was trying to accomplish until hearing it on one of the podcasts and it clicked.  Find a hobby that keeps you in shape and you enjoy doing and you'll see your focus and energy levels go up.

Welcome to the forum Noah!  You can find just about anything you need to know about real estate investing on this site and the podcasts.  Although I'm extremely biased to New Orleans my advice on choosing a city is travel and visit as many of these places as possible even if it's just weekend trips.  I really wish I would have traveled more when I was your age.  I have a finance degree and I'd say that has been beneficial for me although I don't work in the field.  Good luck and feel free to reach out any time.

Welcome to BP Robbie! It's amazing how much info is available on this site and the podcasts but like you said it takes action. I'm in the New Orleans area as well. I've been to one NOREIA meeting and everyone was great. I plan on going to more asap.

I got to visit College Station for a wedding this year and had a great time!  I believe the platform that was on Shark Tank was called Rent Like a Champion.  Seems like a pretty good niche.

@Frank Wolter Great story!  I can relate in many ways.  My wife is also from a 3rd world country and she happens to be a police officer.  I'm on my 3rd rental property and bringing on extra debt to scale faster is very tempting but I'm trying to stay as frugal as possible and do a lot of the repairs myself to keep the debt down as much as possible so I can be in a good position to eventually have a story like yours.  One thing I do disagree with is the vacation part.  I see where you are coming from but I like to find creative ways to get the biggest bang for my buck on vacations using credit card points (always pay off your card as soon as there is a balance) and finding the best deals.  Vacations keep me creative and sane...lol.
