you should advertise it as stocked with toilet paper and lysol! I rent primarily to contractors on 3-6 month jobs. So far I have no vacancies but I can definitely see it slowing as employers swap to essential personnel only crews but so far the blue collar workforce is going strong!

@Brent Jones

Where are you located? I rent weekly to traveling workers and get close to short term rates but they tend to stay for at least a few months at a time.

@Kevin Madere

Hey welcome to BP! There's a ton of info here between the forum and podcasts. I'm also in Laplace. I rent mostly to plant workers that are visiting the area for turnarounds and construction projects.

I rent my sfh's mostly to traveling blue collar workers and this is the same group that would be staying in RV parks if it's a man camp type of situation. One thing to look for is if it's an area where drilling is happening or construction/refinery work. The drilling can be very boom or bust but if it's in an area with a lot of refineries it is pretty steady due to the amount of construction and ongoing maintenance needed. If it's in an area like this I'd be very interested in knowing more.

@Josh Farrell

Small world...I grew up off Ormond as well and have a rental in that neighborhood now. I've been to one of the NOREIA meetings but plan to start going more.

@Steven DeHart I'd start off listening to the podcasts and gaining as much knowledge as possible. Find a realtor that preferably has some investment experience that you get along well with and keep an eye out on sites such as realtor, craigslist, etc. Set a goal and then connect the dots by taking action each day to reach them.

The BRRRR method is a great way to quickly build up your portfolio. I'm not too far from you in Laplace.

Thanks for this information! It has been so hard to get information on how New Orleans plans to handle STR's.
