coin operated or full service? I dont know of any on the northshore but there is a full service carwash for sale in Laplace, LA. The guy also had a few coin operated washes. Not sure if they're all for sale or not but I believe he's trying to get out of the business.

@Account Closed so you have the option to either spread the costs of the vehicle over 5 years or take it all in the first year?  Also, do you have to have an llc or s corp set up?  I reached out to my cpa but he didn't seem up to date on the new rules.

First step would be getting pre-approved. In my experience many banks dont want to offer a 30 year loan on a property where the loan amount is under $60k.  This could affect your cashflow so see what kind of financing you can get. Also check comps in the area instead of going off that appraisal. My parents recently sold a house in north Louisiana and had a hard time selling it and an even harder time selling the land. This house may very well be in a better location though

If you get a potential buyer and that's a deal breaker for them just offer to take care of it at that point.  There's no guarantee that will make it sell and more than likely that's not the only issue the people who have looked at it had.  Be patient and hopefully the right buyer comes along.  Best of luck!

I would probably take advantage of the hot market and take the profit to invest in higher cash flowing properties closer to your location
