Don't stress too much. It can take awhile for a response. Just move on and maybe they will accept later down the road. Plenty of fish in the sea.

I see, basically using 2 different escrow officers. That would mean more fees. Not a huge deal. Thanks!

Glad to see it is simple to do.

Anyone do this? Is there a site or forum that can supply more info?

I been thinking it would be an interesting investment. Huge potential also good chance a war breaks out and I lose all my money.

I am really just curious at this point.

What is the best way to close a deal when the seller lives out of state? Assuming we have a PSA signed. Does the seller get a POA who can come to my escrow officer to sign?

Post: Fire damaged houses

One of my neighbors house was damaged by fire(no one was home thank God). I assumed they had insurance and would get it repaired. But it has been almost 5 months. Now I am thinking this might be a good rehab(no experience with fire damage).

I am guessing insurance for whatever reason isn't coming in. Or is it normal to take this long, insurance claim on something like this is probably complicated.

Good idea. Selling now would only "lock you in" at the current lows in the market.

Where is the house located? I believe you can rent it out for 3 years, then sell it and still take your homeowner's tax exemption on the gains, if any.

Sounds like your seller hasn't been informed of the seller financing offer. Make sure he or she is ok with that. Most likely not, but it doesn't hurt to ask.
