Yup, google it and you should be able to find tons of people in your area that will track people down for you. Shoot, you won't even have to find someone in your area.

Create LLC, sell LLC, profit

I also heard of people adding a buyer(so you are still a buyer as well) then you sign off on title after closing. Kinda crazy and would require tons of trust.

Not reading whole thread but everyone should buy an alarm for every property. Install it yourself to save money, super easy. Just buy 1actual alarm system, 1-2 montion sensors, 1 siren. Nothing super crazy or expensive but will scare off most crack heads. You can even buy wireless alarms that you can literally install in like 2 hours.

edit: Also install a full alarm system if you plan on selling to the retail market. People love that kind of stuff.

Never thought about banning fire pits. Thanks for the idea.

Also they have to know how to deal with private sellers, who are a totally different game than banks and RE agents.

Portland is a great area, I would take my chances there. Investing outside your comfort zone is important however and I agree with the original poster, you can over invest into one city). But I don't think you should expand your territory based on fear of earthquakes.

Where have you thought about investing?
