I want to make sure I understand 100%. You couldn't find a mailing address for the other 3 properties? What does the county have listed, just the vacant property address for the mailing address?

There are companies that buy huge office buildings then rents out each room. I believe Regus is one of the bigger ones(I used them before). They are more expensive than the traditional route, but what I like is they have a receptionist for you and handle any office related issues for you.

In general these companies have newer buildings that are very well maintained. Also short term contracts are available.

Please note these are only available in big cities.

TAV in most markets probably means nothing. Try to find out the real market value. TAV seems to always be too low or too high, depending on where the market is at.

I only hear people complain when they work with a single realtor. I think lots of time the realtor gets to comfortable and takes the client's loyalty for granted. Recently spoke with someone who was actually finding the deals and doing the research, but still went through a realtor to submit the offer. Every deal the realtor was paid, sometimes he didn't even go see the house. I think that is B.S.

Tax experts, please provide replies. Don't worry I won't sue you, I am still going to go to an accountant of course. Just want to be prepared with a list of questions.

Commercial property is possibly being sold for 1.5 million.
There is a loan on this property for about 500k.
So if I sold this property for 1.5 million and paid off lender I am left with 1 million, of course there are closing costs etc.

Can you use that 1 million to pay off other loans on other properties under section 1031(right section?) and defer capital gain and sales tax? FYI I am in WA state if that matters.

If it doesn't qualify for section 1031 I probably won't go through with it.

Why on earth do we still use fax at all?

I personally never used efax, but I know some people who use it. They like it. Seems cool that it is all online so you can be traveling and still receive faxs.

But seriously why are we using faxes in 2012?
