If the neighborhood allows it, commericial grade carpet. Looks ugly but will hold up well.

I don't allow any larger breed of dogs. Even with small breeds your risks are high. Some neighborhoods are much harder to be anti dog, but I think it pays off holding off till you find a good tenant with nondogs.

REO listing agents and banks should understand that investors are going to be looking at several properties at once. Also they take so long to respond they have to figure you will go ahead and make offers on other houses.

Most "buyers" never buy. Or buy 1 property a year/decade/century. I don't know why wholesalers brag about having a buyer's list of 5,000. Are you wholesaling 5,000 properties a year or something!

Don't be so concerned about creating a gigantic list.

Bandit signs can work but most of the time they get picked up very quickly. If you live in an area flooded with signs(the city doesn't care) I say go for it! But if you live in a city where there are no signs, don't put them up. That means the city picks them up and if there are no other signs, yours will stand out.

It really depends where you live I think.
