@Chris Baxter - I'm on the East Coast (nova scotia) and have certainly found some great properties - from a cash flow perspective - outside of Halifax as well!   As someone said - there's always deals for those who look!

@Brandon Copeland - welcome to BP, this is an awesome community. I have gotten to know St. John' very well - i actually co-own a business there! I too am intrigued by REI in St. John's, and my partner and I are considering some ideas there, especially with regard to the hefty tourism sector in the 'summer' season!

@Roy N. - you're not letting the little 'ol East Coast secret out are you!!??   @Neil Da Silva  - Roy is right, there are deals to be had for those who are looking in markets where the appreciation may not be as high, but the cash flow is great!

@Akash Y.  - i am FAR from an accountant - but i've met with several good accountants (about ynon-real estate questions regarding business between Canada and USA) and Roy is right, you definitely want to speak with a tax professional.  Everyone's situation is different and I know that certain US corporate entities are better than others with regard to real estate....I'm not even going to try to offer up advice as i'm not qualified - but more to ensure you seek expert help.

@Tom Mattinson , i'm in NS as well - in the Annapolis Valley - so a little ways from you but not too far.  There is a course that i've heard good things about in Halifax that's put on through NSCC once a year called IPOANS - (investment property owners association of NS).  It's a course that is both certification but also some pretty relevant and tangible stuff (from what i've been told).  I''ll be honest - i havent' taken it - not for lack of wanting to - but scheduling has been difficult as it's a 1x per week thing for 12 weeks or so through the winter.  

All that being said, there's nothing like experience - but...sometimes experiences comes with hard lessons!   Been there!

@Andrew Cameron - nice to meet you!  I'm a Nova Scotian too!  I live in the valley - Windsor to be specific.   Wow - 133 units - that's crazy!  I've always looked at Amherst - but the sheer # of units available scares me!  What's the market like there?   Do you own those units - or some of them?
