Hi all - if you're in the HRM area or anywhere close to there - I'd love to see you show up to our investor meeting being planned for May 30th at the Royal Lepage office in Dartmouth, Nova Scotia   

I am an investor and I recently started working with a great agent and she suggested starting an investor group!  So here it is!  There will be nothing being sold, pushed, or anything else - just a chance for like-minded people to learn, network, and chat real estate!

as @Roy N. said - Nova Scotia is very tenant friendly.  

I have been stiffed several times, but as @Michael Gansberg said......just accept the loss and move on.  Consistently being a great landlord will land you good tenants (usually)!  I also don't chase in court anymore.

@Ryan Martin - I would definitely suggest reading the book Brandon has on ways to get in on deals with low or no money down......be it a JV deal, house hack, invest out of 'area', etc. Good luck!

@Rhondalette W. - great stuff!  Congrats on the 2 new properties.   I love how thorough you were on your tenant screening process!   I agree that BP is such a phenomenal tool!  REsources for every level of investor!  Good luck with property 2 & 3 and here's to 4, 5, and beyond!

@Vincent Priore - your'e doing well!   That's the great news!  Have you tried to 'shop around' at all to other lenders?   Perhaps get a recommendation for a great broker - they should be able to get you into deals.  I have 17 units and all are in my name.....granted i'm in Canada so things can be different - but it certainly seems as though you should be able to access your equity position for sure!  Good luck.

@Graham Armstrong - i'm just down the road from you in Windsor!   The stats for us here in rural NS are definitely limited....@Zach Quick is right - you can talk to PM's in the area (although there arent' a huge # down there) as there tends to be a lot more owners managing their properties.  I have a good friend who has 8 units in Middleton and tends to have very little trouble getting vacancies filled.   For info on utils - you can call NS Power for example and ask for average consumption for the place you're looking at, and you can also use Viewpoint to get the taxes - it also provides sales history which is handy.

In my opinion - Middleton is a pretty good area as there's a hospital, some gov't, NSCC, and several car dealerships, and other businesses such as this........in other words for rural NS it has some good things going on.   I own a triplex in Melvern Sq. just outside of Kingston - and i've NEVER had trouble filling vacancies.  I also own several properties in Windsor, and one in Canning.  Let me know if you have any questions!
