A podcast said that the return rate in Birmingham, Al

for SFH is 12% or more return, renting to

section 8 tenants.  I've checked out the

reo's and tax liens and saw some that

have low transfer value amounts?  What

does that mean, is it like a tax lien?

I've been following Chicago for a few months and

see a lot of areas that  are very active, I am taking

a trip there to explore multi family deals through

brokers, ideally I want to find off market and

reo's so that I can  break into wholesaling

any advice?

I've gone to seminars, listened to webinars gotten forms for assignment

and proof of fund letters, deal analysis and templates for ads

but not sure where to begin..I have a broker friend who now lives in

Fort Lauderdale whom I've done NYC deals with, I was a real estate

broker for over 20 years...He will work with me on marketing deals

I am cash poor right now, do own a condo that has about 300K

in equity but I have a poor credit score (I had bought 5 properties

all at once and got behind in those mortgages had to sell, and

have one left that I reside in)  would love to team up with someone

who has more experience in wholesaling.
