Hello BP, I could use your creativity and collective brainpower to solve this issue!:

I live out of state from where I'm marketing, with no car and a fulltime J.O.B. How can I meet the mail delivery workers in the towns (out of state) where I am marketing to? I want to have some feet on the ground to be my bird dogs.

What would you do?

@Mindy Jensen, speaking of Do it Yourself, I just found out that Home Depot offers free workshops on things like tiling, installing faucets, etc etc.

"He told me that the next step would be registering the option to purchase on title, but it cannot be registered as is and I need to fill out a form 'C'. so Ill be looking at doing that on Monday ore Tuesday"

@Joshua Berube I'm curious, what's the process for clouding the title where you are (aka registering the option on title)? Do you get your document notorized and bring it to the county clerk or similar office? 

Secondly, you mentioned you weren't sure how to verify the amount left on the mortgage. Have you tried requesting a copy of a recent bill showing their mortgage amount?

Michael, great job on your rehab! I just have a small suggestion for your ad. Your pictures are dark, it helps to lighten the photos to give a property a clean, new feel. I'd be happy to show you/do it for you if you have any interest. It sounds like you've already been getting some interest. How will you screen the candidates?

@Kenneth Wong I know a good contractor in the area. His name is Eric Johnson 845-656-6567. Be sure to mention my name, I have known him for years. He might not be the cheapest, but he won't put his name on poor quality work.

I know a successful investor who gives up to 5 offers at once to a seller. They range from "my price, your terms" to "Your price, my terms". Basically: his cash offer, his seller-financing offer, and a few combinations in between. He has a cover page for each and walks the seller through each one. At that point, the seller can't object based on price.

Have any of you tried this? What kinds of responses do you get?

The neighbors are outside! 

Most weekends, more often than not, if I'm knocking on a door of a specific house I'm interested in there's no answer. Then I have to knock on the neighbor's door, and they see me move through the neighborhood and think I'm selling something. 

Holiday weekends are great, because it's likely that at least one house in the neighborhood is having a BBQ. I walk right up (you'd be surprised how receptive people are, often they've had a couple beers) and start chatting. You can learn a lot about the house next door.

Just throwing that out there for my fellow wholesalers/bird dogs!
