Hi David, I’m based in NYC but I’ll be in Cleveland & Columbus this weekend to look at investment properties. I would love to get your perspective on the market, especially as things are changing and rates are rising.

Hi Emily, two thoughts:

1. There is not one “credit score”. Maybe they pulled from two different agencies.

2. There is a phenomena of credit score inflation at the moment because of college debt deferment. It artificially inflated scores. Not sure if this might apply to you. Though I think the deferment program may have  been extended.

Has anyone worked with an M&T Bank associate that they found to be exceptionally sharp and who has lots of experience? I'm looking at a property that qualifies for a special program at M&T. I spoke to a senior loan officer and was disappointed in the level of service and knowledge. Please send your recommendations over! Not just people you know: people you have worked with personally who are SHARP.

Does anyone here have experience with getting a Tideland claim taken off a property? How long did it take? Was it a smooth process?

I have a buyer looking for a SFR house in western Connecticut near Danbury with these criteria:

"4 bed room 3 bath room, no longer than a 60 min train ride to the city, as close to a train station as possible. We would like to keep it no more than $600,000. Two car garage and definitely outdoor space. Most important is probably that we need it in a good school district. Graded 8-10 is okay. "

Please send deals that fit this criteria my way. She is open to rehab deals and fixer-uppers, her fiance is in construction.
