Welcome, Riley! Did you listen to podcost #108? That was about multi-families. Grant Cardone talks about how it's important to do lots of research on the area first and also make sure that your name is known by the brokers in the area, sometimes that's more important than the bid amount itself. Good luck with your investing!

"large yard", "pets allowed", "XYZ school district" (if it's a good school district)

People also tend to like when all the bedrooms are all on the same floor, something that college kids sharing a house, for example, wouldn't care much about.

Be careful not to say things like "safe area" (that's not your place to say) or "close to elementary school" (could be considered steering)

I'm a licensed real estate agent in New York and want to take advantage of license reciprocity in CT to buy investment properties. How should I go about choosing which company/ broker to hold my license? I want to work with a broker who is highly ethical and who's knowledgeable about real estate from an investor's perspective. 

The SOCT REIA doesn't meet often, I think their last meeting was several months ago.

Any suggestions, or insight (good/bad) would be greatly appreciated.

@Jonathan Quintanilla:  Yes, there are several products, designed for larger/fewer #'s of units. But even just having the keyword "Yardi" on my resume should help it get picked up. Voyager seems to be one of their main products.

@David C.: It certainly could be a side business, I'm sure! When you talk to their independent training agents, they always say they can't train you unless you are a customer.

I'm applying for various Leasing Administrator and Assistant Property Manager roles, although it's a slight career switch from my normal day job as an executive assistant. (I also have experience as a sales manager and as a real estate agent, so I'm confident I can make the switch). I noticed that many positions request experience with Yardi or similar software, and I want to get my resume noticed. But Yardi won't teach individuals how to use the software unless they work for a company that purchased Yardi. And all the Yardi Youtube tutorials have been blocked for the public. 

Is there a way to learn Yardi, maybe through a tutor? I know I'm not the only one looking for this, a recent Google search turned up someone on craigslist looking for a Yardi tutor.

Suggestions?

So far, I've only had a part in deals as a bird dog and lead generator. I'm ready to go big, and I'm pursuing different options by growing my network and trying to raise money. I'd be curious how all of you stumbled upon your first deal. What was the deal? What went wrong? What went right?  I love to hear a good success story!
