@Kim Handelman If you have any interested in speaking with local attorneys who are experienced with this, I could recommend a couple good people. They can walk you through it and set you up with any contracts you need.

Wow, @Will Barnard what an incredible story, thank you for sharing! Congrats on the decision allowing you to evict. New York has similar tenant laws, and I've heard of people buying properties at auctions and taking years trying to evict squatters in them. There are also squatters in NYC that camp out in buildings with no utilities so they can eventually try to claim ownership of the buildings through adverse possession. Scary stuff. 

A few questions: What would you have done differently, if anything? I commend you for taking the high road, by the way. Would you have installed security cameras so you could see if tenants not on the lease had moved in? Would you have requested a different judge? Apparently that can be done if you don't think the judge can represent your interests well. See this thread about a professional tenant from hell and how he works the system:

Another question: In order to keep costs down while the squatters were there, did you ever consider refinancing (since your house had a lot more equity)? At least it could have lessened the pain a little. Are you still paying your private lender interest through all this? 

I wish you luck, I can't wait to hear when you get possession of the house back! I also encourage you to go to the press about this. Most news is slanted against landlords, making investors sound like slumlords. It would benefit the whole community if investors were given a voice. I used to work at the WSJ and could try to reach out to old contacts if you're interested. States don't have an incentive to change if there isn't outrage at the current system. Imagine how many other people are going through this and we don't hear about it. Even within the court system, it seems like judges don't communicate a lot about cases.

@Jaago Viitkin In NYC, I paid $50 for my cleaning ladies to clean 600-sq ft apartments. Some were recommended from a friend who used them for his business. I found the others at my workplace, they cleaned the bathrooms there and were happy to take on extra work. Others I found through other nearby hosts.

Maybe instead of calling ads, try finding cleaning people who already have jobs and are looking for side work.

Another option is to reach out to other nearby hosts and share their cleaning staff. I did that as well.

There's a wealth of knowledge if you search the forums "mobile homes". You can also add it as a keyword. Look at the people who are posting in those forums threads. See if you can find a way to add value to their business, and maybe they would be willing to work with you.

Wow, so much negativity in this thread! 

I had a positive experience with a local "guru" who wasn't doing it just to be heard or collect $, he taught so he could create an army of investors to bring him deals. He gave us his contracts (which had been put through the court system and tested), his attorney, his CPA, his marketing guy, his whole power team. Our success was his success. 

He also had a course where he taught about buying right, and in the class we evaluated and could put offers on a number of properties he was currently selling. He was cashing in on small SFR's to get into commercial.

With a business structure like that, he wasn't creating competition necessarily, he was outsourcing certain parts of his job so he could do a lot of deals quickly.
