Thank you, Phil. I believe he has a long term lease on the warehouse space and wants to sublet part of it. He is in retail. He is trying to find a subletter without going through a broker first, before he contacts any brokers. He is in NJ. It's a small space, he's subletting 2,000 SF.

Post: Do you give your neighbors "renovation gifts"?

I've heard that when you renovate your apartment/coop/other unit in close proximity to neighbors, you should write a letter to notify neighbors. Some people go so far as sending gifts, as suggested in this article from Brick Underground. Is this just a NYC thing? Have any of you done this?

@Tom Mendez I have, they come in around $200k. He has the properties rented for $1350/month. 

I could look at comps and local rental rates and estimate expenses, but I'm also curious what investors themselves would expect for a cap rate in this area.

What would you consider a good cap rate and a minimum cap rate you would accept for a property in lower Connecticut? I'm looking at a property in Milford, in particular.

Ebay has recently been selling blank signs for about $1.43 each with free shipping, you just have to paint the sign yourself
