Looking for a good Portfolio Lender in NJ!

Hello! I'm a first time investor. I own a property with no mortgage. I want to use the equity from my property as a down payment towards my investment property. I will like to use a portfolio Lender so they could use the rent income to offset my DTI. Please help!!! Thanks in advance :)
