I'll Co-sign on this thread. Suncoast is an absolute nightmare. Worst PM company out of many we deal with. They won't return a call or email for days if ever. Terrible service and management 

Has anyone here worked with Belwood Investments in Sacramento before ?

They are doing "Turn key flips" in Sacramento. Using your money and splitting the profit. A friend is currently using them and says they are legit so far. Curious if anyone has experience with them or knows anything about them?

Currently looking around the country for any new construction in the $150k range (to cash flow B&H) . Does this exist anywhere or I am crazy ?     

We currently have some rentals in Jax and I know you can find some new SFH's in the low $200's/195k range. But looking for something a tad less if that's even possible.

We've also had some issues with USREEB. One property has been flawless (long term tenant, decent rehab, no problems) 

The other was a POS. Poor rehab, tenant, maintenance and PM communication.
