We found a some new construction in south San Antonio-78223 (Utopia Heights by I-37)

I have zero clue about the area as we're out of state, but the property sounds interesting

Brand new-3bd 2bath $128-139k asking price

Zillow is saying it can rent from $950-1200 a month so I am assuming its in a poor neighborhood?(hard to tell from Google Maps)

House was listed for $65k, we offered $25 and signed the purchase agreement within 24 hours of our original offer at $40. But go ahead and submit your "best offer" then try and negotiate down from there, ha.

As someone who has worked in the car business for the last 17 years I have to agree( to a point )

If you want to get-$100 you have to ask for $200.

How do you guys feel about stupid low ball offers?

Is it something you do every single time, if so, Do you find it works or is it a waste of time?   if it does work what is your strategy with it?

ok 4x50k homes renting at $650x4=$2600 2x100k homes renting at $1095x2=$2190

200k 

Better value for your money ?

A-2x 100k homes in- A/B class neighborhoods=$200k

vs 

B-4x 50k homes in C/D neighborhoods=$200k 

Lets pretend the rents are close (or the same)

What is the smarter move?  A gives you better tenants, less risk, newer home, less repairs, etc.. B gives you a tad higher rent and more diversification......

So upon reading the recent Bigger Pockets article about "The truth about turn keys no one tells you"

it appears as if the majority of turn key buyers are experienced investors?

I always assumed this was the opposite. If you were experienced wouldn't you buy properties that haven't been rehabbed yet and not pay retail?   I figured Turn keys were for the novice investor who doesn't want to deal with anything but writing the check.....

Seasoned investors how accurate do you find Zillow? (and even there Rent Zestimate) 

Ive assumed it wasn't right on just an estimate, but people are telling me they can be WAY off (high or low)

Curious how you guys go about finding a contractor that will walk through a property with you and give an estimate on repairs ? It appears to be a deal if the rehab isn't too crazy, but want to be sure before buying.   Ive reached out to some local Sacramento home inspectors and they want nothing to do with that, so how do I find a contractor that will do this ? Craigslist ?

So far I haven't been able to independently identify a happy turnkey customer. I think they mostly exist within these forums.
