Experienced investors (10 + years) tell me how to NOT get screwed in a bad economy ? I ask this because, nearly every REI meeting or person I've talked to recently has said "The correction and or down turn is coming soon!"

As a 6 month noob, and someone who is in the processes of acquiring a 3rd property tell me what lessons you learned in 2006-2010?  What ends up screwing you over: too much leverage? vacancies? lower rents? too many mortgages? over paying? etc...

We also purchased a property through USREEB, and so far have nothing but good things to say about them. Communication and customer service is second to none for a turn key. I email a question and will get a response with in minutes. 

Ill go first..

Vegas Really?

I have no personal experience, but know many friends who have gotten burned in Vegas or have terrible returns. 

That city is completely dependent on tourism and the economy, odd choice IMO.

My mom told me "I was stupid, and was going to lose all my money"

Couple months have passed, rent coming in, and now she wants to partner on the next deal

 yeah I am surprised too....

I was close to contracting with them. (I listen to the Podcast and enjoy Clayton so I wanted to give them a shot) They sent a property, I then emailed them asking "how old the roof was?"  Got an email back 2 days later saying "It was sold" LOL WTF ?!?! Really?  

After that it was abandon ship.

Thanks for the advise guys. Went ahead and did flood just in case, probably worth the $600 just for piece of mind 

I was going to invest with them but communication was VERY poor. They would send 1 property, I would email back questions and get no response for days. I would call or text to someone, then get a couple more properties sent, rinse and repeat. If their communication is like this on the sales end, what happens AFTER the sale :\
