Curious where do you find these "funds that offer 14%+ returns? Have I been looking in the wrong places? Maybe high risk funds, sure. But what is the risk there vs Real Estate .

Great thread! 

We are in the same dilemma- 

Buy-2 homes in Northern CA=200k  (closer, easy access, appreciation) 

Buy 4-homes in Ohio/Indy/Memphis=200k (Higher ROI, better landlord laws)

I wish I could tell the future as the plus and minuses are very close.

But considering some bad posts here I would rather wait until we can get some real reviews(other than his Podcast)

anyone have any updates for Morris invest ? I have talked with Larry about properties, but other than a few listings he emailed me(which seemed to good to be true), Morris invest has been silent. I got a phone call last week and never heard back. Odd as we have cash on hand............

So we are noob investors that have been reading and researching for several weeks now. We are ready to move forward with one goal in mind. We have aprox 150-200k to work with, and are trying to generate $2500 a month in passive income (to cover our main mortgage). Is this even possible? Will we find high enough yields to make this happen or are we crazy?

If so what would you do? Do we pay cash for 4 cheap turn keys out of state?(we live in Northern CA so local is out of the question)  or should we be looking for a fourplex with a huge down payment ? etc...

Good questions. Are goal here is buy and hold real estate for passive income. First goal is to find some properties that can generate enough income to pay my mortgage every month($2500) we have about 150-200k in capital to work with. The preferred route would be to look local, but this is impossible in Northern California. So our next route was out of state turn keys...

Hello all 

Noob investors here trying to generate some passive income. We have an small amount of capital to begin with but have no clue where to start. We have been sucked in by Clayton Morris's podcast and are excited to get moving, but have no clue where to go from here. Turn key, Rehab, buy local, House Hack? etc... 

Any info and help is appreciated :)
