Hey Community,

I recently ran across a seller who needs to sell her property.The problem is the ARV on the property is 63k she has a 48k mortgage on the house and the property needs about 10k in repairs.I usually wholesale properties but there is no way that that can work on this particular property.I was wondering if anybody had any suggestions about how I could help this seller?I do not want to make money I just really want to help her.She is an absentee owner who just need to sell.

Hey @Oyama Lewis, I agree with @Ed Caldwell with one modification: Find an investor in your area who does deals and refer this seller to them.

Doing Subject-To deals requires considerable experience and expertise. You can't pick that up in a few days. I'll bet someone in your market does these types of deals all the time. Find them, learn from them, but let them take the lead on this one.

You'll be ready for the next one you come across!
