Need some help!!!

Seller just called me and told me that she owes $40,000 on a property that is worth $70,000 in the as is condition. She has an elderly tenant in the property who she was helping out that is why she brought the property. The tenant is late making the mortgage payments so the property will be facing foreclosure. The tenant now able to start making payments. She wants me to buy the property and leave the tenant in place and offer him a lease option. But my business model is fix and flip. What can I do in this situation to monetize this lead?
