How can I help these sellers? The parents owned the home which have since passed away. The parents left no will but the mother wanted the son to live in the home since he is mentally handicapped. The rest of the family want to get rid of the home since it is too much for the brother and want to get him in some sort of assisted living. They were advised to get a lawyer to get the deed in the brothers name in order to sell it, since it is still in the deceased parents name. This will cost them roughly $800 which I mentioned I could help in fronting them this money if I were to put the home under contract and just take it back in closing. I'm not really sure as to how to help them in getting the deed in the brother or any of the sisters name in order for them to be able to legally sell it. Any ideas as to what I should advise them to do? This is in Indiana.

I read that thread but didn't get the info I was looking for. Specifically the difference of a subject to or lease option compared to an ACTS deal. And where to actually find the course to purchase.

Ive been recommended Ron Legrands ACTS course and just had some questions on it. How different is it from a subject to or lease option deals? I can seem to find where to purchase the course, on his website hee has many other courses but nothing listed for the ACTS course. I seen he has a 5 hr webinar training, but not sure if this was the only method this training is done?  can someone point me to where I can find it.

I got a lead come in from an area in which many buy and hold investors buy. Using the mao formula of (arv * .7 - repairs - my fee) = a negative number. Is there a time in which not to use this formula? How can I make a reasonable offer?

I am debating to sign up with either SiteXdata or Realquest to able to run comps or determine arv. Im in a non-disclosure state so the other free sites are no good for me. Im curious as to which site would be the most accurate in determining arv? SiteXdata is asking for $125 month which includes its Sitex report, comp locator report, and Plat map report. Realquest Express Silver package is $49/month. Anyone recommend one over the other and why?

I just sent out my first direct mail campaign and immediately started to get leads in. The problem is that most sellers just want to get out from under their mortgage or they're asking for the amount that they owe on the home. Can I make any money from these deals? If so how? If not, how do you recommend that I break it to the seller that I cannot make any money from this?

Would I have to use the agents contract in this situation? They are asking $35k, the property has an arv of $110-115k ! Agent says it needs alot of repairs. I have not seen the place yet.

Does anyone recommend this for getting ARV on property values? How accurate is it? I live in a non-disclosure state so all the free sites are useless to me, and MLS is the only way to get comps. I have a RE agent that runs comps for me but charges $150 per property!! This seems like an alternative if the results are accurate.
